VIB Vermögen AG: VIB Vermögen AG raises forecast, Portfolio expansion in Nuremberg

Investment of EUR 26.8 million in Nuremberg, Upgrade to FY 2012 forecast

Neuburg/Danube (pta010/27.06.2012/07:30 UTC+2) June 27, 2012 - VIB Vermögen AG, a specialist commercial real estate portfolio management company, has further expanded its real estate portfolio. The recently acquired hybrid-purpose property in Nuremberg, which comprises both office and logistics areas, offers a total rentable space of 85,282 sqm. Of this volume, 78,065 sqm is rented, corresponding to a 91.5% rental ratio. The land area amounts to 162,000 sqm. The annual rental return for the rented areas stands at EUR 3.1 million. The investment volume amounts to approximately EUR 26.8 million including costs for infrastructure and for refurbishment, which was already started by the former owner. The rental yield based on the actual rent amounts to 11.5% as a consequence. The property was financed with a regional bank on very favourable terms.

As a result of the positive business trend in the recent portfolio expansion, the Managing Board is raising its forecast for the current financial year (in each case before revaluation effects). Revenues of EUR 59.5 - 60.5 million are now expected (previous forecast: EUR 56.5 - 57.5 million). At the same time, earnings before interest and tax (EBIT) is set to increase to EUR 43.0 - 44.0 million (previous forecast: EUR 41.0 - 42.0 million). The Managing Board also anticipates pre-tax earnings of EUR 23.0 - 24.0 million (previous forecast: EUR 21.5 - 22.5 million). This represents significant year-on-year revenue and earnings growth.

Ludwig Schlosser, CEO of VIB Vermögen AG, expressed his pleasure at the recent addition to the real estate portfolio: "We can again broaden our earnings base with this property in Nuremberg. We are raising our revenue and earnings forecasts for the full year due to the new investment and the positive trend of our operating business, which confirms the sustainable success of our long-term investment strategy." Peter Schropp, Managing Board member responsible for the real estate business, also pointed out the further development potential of the property in Nuremberg: "The location offers the opportunity to develop further properties on this land, and thereby generate additional income. We have already successfully realised this in the past with several properties, such as the Donau City Center in Ingolstadt. For this reason, the new property in Nuremberg fits outstandingly with our investment strategy."

At the AGM to be held on July 4, 2012, the Managing Board will propose the distribution of a dividend of EUR 0.35 per share. This corresponds to a dividend yield of around 4.5% on the current share price level. At the same time, 41.8% of the dividend will be distributed tax-free for shareholders.
